HOW DOES IT WORK?
This model is exclusively designed for large volume sales for professionals such as home builders/developers, renovators/flippers, and iBuyers. There are three subscription tiers, each with a monthly subscription fee, and heavily discounted property listing fees.
$750 Monthly Subscription Fee
Up to 5 Home Listings Per Month
1% of Sales Price Paid at Close
*Seller Provides Photos & Lockboxes
$1,500 Monthly Subscription Fee
Up to 12 Home Listings Per Month
0.75% of Sales Price Paid at Close
*Seller Provides Photos & Lockboxes
$3,000 Monthly Subscription Fee
Up to 25 Home Listings Per Month
0.5% of Sales Price Paid at Close
*Seller Provides Photos & Lockboxes
All subscription tiers require a 12-month commitment. Upgrading to a higher tier is permitted at any time. Downgrading to a lower tier requires a minimum of 3 months notice.
Any additional home listings over the monthly limit of a given tier (including the Diamond Tier) will be listed at that tier's listing fee, plus an additional 1% of the sales price. This allows our clients to maintain their current tier without committing to a higher tier in exceptional cases.
OUR FEE STRUCTURE FOR THIS MODEL CONSISTS OF TWO COMPONENTS
1) PREPAID (ALL PREPAIDS ARE NON REFUNDABLE REGARDLESS OF WHETHER THE PROPERTY SELLS OR NOT)
Monthly Subscription Fee (depending on the tier selected)
*Optional Prepaid Services
Wide angle photos provided by the broker: $150 per unit up to 30 photos (Prepaid before listing)
You may provide your own photos, but you must own the rights
Combination Lockbox: You may use your own lockbox, or purchase one from the broker for $20
Listing Renewal: $300 to withdraw current listing and re-list as a new listing in MLS (Prepaid before renewal)
Agent Site Presence: $200 for two hours (Prepaid), and $75 per hour for each additional hour (Additional hours invoiced post-service).
Broker For Sale Sign: Complementary at your request for the duration of the listing.
2) PAID AT CLOSING (ONLY IF THE PROPERTY SELLS)
0.5% to 1% of the Sales Price paid at closing, depending on the tier selected. This percentage is inclusive of FMLS fees.
A percentage of the Sales Price (1-3%) to the cooperating Buyer's Broker paid at closing
In the event that the listing agent finds a buyer in any tier, only an additional 0.75% shall be paid at closing.
1) Full Representation: We exclusively act on your behalf as your representatives, with you as our valued client. Our commitment entails providing comprehensive guidance throughout the entire process, commencing with expertly determining optimal pricing strategies, staging your home for sale, and skillfully navigating all facets of contract negotiations until the successful closure of your property transaction
2) FMLS Listing: Our pledge encompasses listing your property on Atlanta's most prominent MLS (First Multiple Listing Service), diligently ensuring accurate and comprehensive information dissemination. Moreover, we will facilitate the provision of all essential disclosures and adeptly accentuate your home's unique strengths to effectively captivate potential buyers.
3) Syndication With Mega Websites: Upon listing your property with us, we ensure Reciprocity with a vast network of brokerage and mega-listing websites (including but not limited to Zillow, Trulia, Realtor.com, Redfin, and more) through IDX. This integration enables widespread exposure of your listing to a substantial online audience, maximizing its visibility and reaching a multitude of potential buyers.
4) Social Media Boost: While listing in MLS and achieving reciprocity on other brokerage and major websites is generally effective, we go the extra mile to ensure even greater exposure for your property. Our strategy involves showcasing and promoting your home on the most prominent social media platforms, including Instagram, Facebook, and LinkedIn. By leveraging these channels, we not only tap into our extensive network of agents and brokers but also directly reach numerous qualified buyers. This comprehensive approach enhances the visibility of your home and maximizes its potential to attract interested and qualified prospects.
5) Controlled Showings: Through the implementation of a cutting-edge software solution called ShowingTime, we grant you the authority to manage showing requests at your convenience. You are empowered to effortlessly accept or decline showings via a simple SMS text response, providing you with seamless control over the scheduling process for your property showings.
6) Vendor List: As our valued client, whether you are a buyer or a seller, you gain access to an exclusive roster of top-notch vendors and seasoned professionals. This curated list includes appraisers, inspectors, lenders, closing attorneys, surveyors, and more. Rest assured, these trusted experts have been meticulously vetted to ensure exceptional quality and reliability, enriching your real estate journey with a network of reputable professionals at your disposal.
